Cost & Pricing
Cost & Pricing
How much does a roof replacement cost in Utah?
A typical roof replacement in Utah ranges from $8,000 to $25,000 depending on roof size, pitch, material choice, and complexity. Most average-sized homes (1,800–2,400 sq ft) fall between $9,500 and $16,000 for a full replacement using premium Owens Corning asphalt shingles. Use our free online estimator to get a personalized price range in about 60 seconds.
What factors affect the cost of a new roof?
The main cost drivers are: roof size (measured in squares — one square = 100 sq ft), pitch or steepness (steeper roofs require more labor), material choice (asphalt, metal, tile), number of layers being removed, complexity of the roofline (hips, valleys, dormers), and any additional repairs needed to decking or fascia. We include ice & water shields, ridge vents, and proper flashing in our base price — no hidden upsells.
Do you offer financing for roof replacements?
Yes. We partner with Hearth to offer flexible financing options including 0% APR plans for qualified homeowners. You can apply in minutes and get a decision before your estimate appointment. Financing makes it possible to get your roof done now rather than waiting and risking further damage.
What is included in your base price?
Our standard roof replacement price includes: removal and disposal of your existing roof, installation of new underlayment, ice & water shields in all valleys and eaves, ridge vents for proper attic ventilation, drip edge flashing, step flashing around chimneys and penetrations, and premium Owens Corning shingles. We do not charge separately for these items — the price we quote is the price you pay.
Are there any hidden fees I should know about?
No. We are committed to transparent pricing. The most common 'surprise' costs with other contractors are charges for ice & water shields, ridge vents, and disposal — we include all of these in our base price. The only time our price changes after the estimate is if we uncover damaged decking boards during tear-off that need replacement, which we photograph and discuss with you before proceeding.
How do I get a free estimate from IWC Roofing?
You can get a personalized price range in two ways: (1) Use our free online instant estimator — enter your address and answer a few questions to get a ballpark range in about 60 seconds, no phone call required. (2) Call us at 801-232-5690 or submit our contact form to schedule an in-person inspection and written estimate. We respond to all requests within one business day.
Process & Timeline
Process & Timeline
How long does a roof replacement take?
Most residential roof replacements are completed in a single day. Our crews are experienced and efficient — a typical 2,000 sq ft home is torn off, re-roofed, and fully cleaned up in 6–10 hours. Larger or more complex roofs (3,000+ sq ft, multiple levels, steep pitch) may take 2 days. Your sales representative will give you an accurate timeline based on your specific project.
What should I expect on installation day?
Our crew typically arrives between 7:00–8:00 AM. They will stage materials in your driveway, protect your landscaping and vehicles with tarps, and begin tear-off. You do not need to be home, but we recommend keeping pets indoors due to noise. By early afternoon, new shingles will be going on. We finish with a magnetic nail sweep of the yard and full cleanup before leaving. Your project manager will do a final walkthrough and answer any questions.
Do I need to be home during the roof replacement?
No, you do not need to be home. Many of our customers go to work as normal on installation day. We just need access to the exterior of your home. We ask that you move any vehicles from the driveway and garage if possible to make room for materials and our trailer. We will send you a completion notification with photos when the job is done.
How far in advance do I need to schedule?
Our current availability is typically within 7 days for most projects, though this can vary by season. Spring and fall are our busiest seasons in Utah. If you have a leak or urgent situation, let us know and we will prioritize your appointment. We can often accommodate emergency repairs within 24–48 hours.
What happens if it rains on my installation day?
We monitor weather closely and will contact you the day before if conditions look unsafe for your install. Light rain is manageable for some stages of installation, but we will not install shingles in heavy rain or high winds as it affects quality and safety. If we need to reschedule, we will get you the next available slot — typically within a few days.
How does the inspection and estimate process work?
First, you can get an instant online estimate in 60 seconds using our address-based tool. For a formal written estimate, one of our sales representatives will visit your home, inspect the roof from the ground and sometimes from on top, measure the square footage, assess the pitch and complexity, and discuss material options with you. You will receive a written estimate on the spot or within 24 hours. There is no pressure or obligation.
Do you remove the old roof?
Yes, we always perform a complete tear-off down to the roof deck. This allows us to inspect for damage to the sheathing and ensures a proper installation from the foundation up. We never install over existing shingles.
What happens if you find damage to the roof deck?
If we discover rotted or damaged sheathing during the tear-off, we replace the affected sections before installing the new roof. We carry OSB and plywood on every job for this purpose. Your rep will discuss potential deck repair costs before we start.
How do I make payment?
Our office manager will contact you the day after project completion with an invoice. We accept personal checks, cashier's checks, and credit cards. Financing is also available through Hearth.
Can I choose my shingle color?
Absolutely. We offer the full Owens Corning color palette across multiple product lines. Popular choices in Utah include Driftwood, Estate Gray, Desert Tan, and Teak. We can provide physical samples and digital visualization tools to show how different colors will look on your home. We recommend driving through your neighborhood to see what colors look great on similar homes before making your decision.
Materials & Quality
Materials & Quality
What roofing materials do you use?
As an Owens Corning Platinum Certified contractor, we primarily install Owens Corning products — the most trusted shingle brand in the industry. Our standard installation uses TruDefinition Duration shingles, which carry a 50-year limited warranty. We also offer Duration FLEX for all-climate performance, and designer shingles like Presidential Shake for a premium architectural look. We also install metal roofing and tile roofing.
What is the difference between Duration and Duration FLEX?
Both are excellent shingles with SureNail Technology and 130 MPH wind warranties. Duration FLEX is engineered for all-climate performance with enhanced flexibility, making it ideal for Utah's extreme temperature swings from hot summers to freezing winters.
How long do asphalt shingles last in Utah?
High-quality asphalt shingles like Owens Corning Duration typically last 25–50 years in Utah's climate. Utah's temperature swings, UV exposure, and occasional hail can shorten shingle lifespan compared to milder climates, which is why we recommend Impact Resistant (IR) shingles and premium underlayment. With proper installation and ventilation, our roofs regularly last 30–40 years before needing replacement.
Do you install metal roofs?
Yes. We install standing seam metal roofing and metal shingle systems. Metal roofs have a 50+ year lifespan, superior resistance to Utah's hail and snow, and excellent energy efficiency. The upfront cost is higher than asphalt — typically $18,000–$40,000+ depending on size and style — but the lifetime value is exceptional. Metal is an especially good choice for steep-pitched roofs and homes with solar panels.
Do you install tile roofs?
Yes, we install both clay and concrete tile roofing systems. Tile roofs offer a distinctive appearance, exceptional durability (50-100 year lifespan), and Class A fire resistance.
Warranties & Guarantees
Warranties & Guarantees
What is the warranty on a new roof from IWC?
With our Owens Corning Platinum installation, your roof is covered by a 50-year limited warranty on shingles from Owens Corning, plus an enhanced labor warranty that covers our workmanship. This is a manufacturer-backed warranty — not just a contractor promise — meaning it stays valid even if IWC were ever to close. The exact coverage terms depend on which Owens Corning shingle system is installed. We will walk you through the full warranty details at your estimate.
What does the 50-year Owens Corning warranty cover?
The 50-year Owens Corning Limited Warranty covers manufacturing defects in the shingles themselves for the first 50 years, with full replacement value for the first 10 years (prorated after that). With our Platinum Preferred Contractor installation, your warranty is upgraded to include labor coverage — meaning Owens Corning will cover the cost of both materials AND reinstallation if a manufacturing defect is found. This enhanced coverage is only available through certified contractors like IWC.
Is your workmanship guaranteed?
Yes. We stand behind every installation with a workmanship guarantee on our labor. If anything goes wrong due to our installation — a leak, a lifting shingle, a flashing failure — we will come back and fix it at no charge. We have been in business for 25+ years in Utah and our reputation is everything. We are not a fly-by-night company and we will be here to honor our warranties.
What happens to my warranty if I sell my home?
Great news — Owens Corning warranties are transferable to new homeowners. A new roof with a transferable Owens Corning Platinum warranty is a strong selling point and can increase your home's value. There may be a small transfer fee from Owens Corning. Contact us when you're ready to sell and we will help you initiate the transfer.
Does your warranty cover storm damage?
Our workmanship warranty covers installation-related issues, not storm damage. However, Owens Corning Duration FLEX shingles are engineered for all-climate performance with enhanced wind warranty (up to 130 mph). Storm damage from hail or wind is typically covered by homeowners insurance — we work with insurance companies and can help you navigate the claims process.
Insurance & Storm Damage
Insurance & Storm Damage
Does homeowners insurance cover roof replacement?
Homeowners insurance typically covers roof damage caused by sudden events like hailstorms, wind damage, falling trees, or fire. It generally does not cover damage from age, wear, neglect, or poor maintenance. Whether your specific claim is approved depends on your policy, your deductible, and the adjuster's assessment. We can help you understand what to look for and walk you through the process of filing a claim.
How do I know if my roof has hail damage?
Common signs of hail damage include: dark circular bruising on shingles (where granules have been knocked off), dents on metal components like gutters, vents, and flashing, cracked or split shingles, and granules accumulating in gutters and downspouts. Hail damage is not always visible from the ground — after a significant storm, call us for a free inspection. We will document any damage with photos.
Can you help me file an insurance claim?
Yes. We work with homeowners navigating insurance claims regularly. Our team can: inspect your roof and document all storm damage with photos, provide a detailed written assessment for your insurance adjuster, meet with your adjuster on-site if helpful, and review your insurance estimate to ensure all damage is accounted for. We do not work as a public adjuster, but we advocate for you to ensure your claim is complete.
What is the difference between an insurance claim and a retail replacement?
An insurance claim replacement is funded (fully or partially) by your homeowners insurance after a covered loss like a hailstorm. A retail replacement is one you pay for out of pocket — typically because your roof has reached the end of its life or was not damaged by a covered event. IWC specializes in retail re-roofs, which tend to allow more flexibility in material selection and scheduling without the constraints of insurance-approved line items.
Can a new roof reduce my insurance premiums?
Yes, many insurance companies offer premium discounts for new roofs, especially those with premium shingles like Owens Corning Duration FLEX or Presidential Shake. Check with your insurance provider — some homeowners save hundreds per year.
Local Service Areas
Local Service Areas
What areas of Utah do you serve?
IWC Roofing serves all of the Wasatch Front and surrounding areas, including Salt Lake County (Salt Lake City, West Jordan, Sandy, Draper, Riverton, Herriman, South Jordan, Midvale, West Valley City, Murray), Utah County (Orem, American Fork, Pleasant Grove, Highland), Davis County (Bountiful, Farmington, Syracuse), and Weber County (Ogden). If you are unsure whether we serve your area, call us at 801-232-5690 — we likely do.
Do you serve Salt Lake City?
Yes, Salt Lake City is one of our primary service areas. We have installed hundreds of roofs across all SLC neighborhoods including the Avenues, Sugar House, Capitol Hill, East Bench, and Millcreek. Salt Lake City homes often have unique rooflines and character — our experienced crews handle everything from simple ranch reroofs to complex multi-level installations.
Do you serve West Jordan and South Jordan?
Yes, West Jordan and South Jordan are two of our most active service areas. The rapid growth in the southwest valley means many homes built in the 1990s–2000s are now due for their first replacement. We know the neighborhoods well and can typically schedule quickly in these areas.
Do you serve Draper, Sandy, and Riverton?
Yes — Draper, Sandy, and Riverton are all active service areas for IWC. These areas have a high concentration of two-story homes with steeper pitches and more complex rooflines, which our crews handle regularly. We are familiar with HOA requirements in these communities and can provide documentation if needed.
Do you serve Ogden and Davis County?
Yes. We serve Ogden, Bountiful, Farmington, Layton, Syracuse, and surrounding Davis and Weber County communities. Northern Utah weather patterns — particularly wind and snow load — make proper installation and ventilation especially important. Our crews are trained to account for northern Utah's specific climate conditions.
Can you work with my HOA?
Yes, we work with HOAs regularly. We can provide material samples, product spec sheets, and color options for HOA approval prior to installation. We are familiar with the approval processes in most major HOA communities along the Wasatch Front and can help ensure your new roof meets all community standards before work begins.
Company & Credentials
Company & Credentials
Do you use subcontractors?
Never. Every IWC crew member is a full-time IWC employee who has been vetted and trained by our owners. We do not subcontract your roof to outside crews. This means consistent quality and direct accountability on every job. When you call with a question or concern, you are talking to the people who actually installed your roof.
How long has IWC Roofing been in business?
IWC Roofing (Intermountain West Contractors) has been serving Utah homeowners for over 25 years. We are a family-owned and operated company, and our founders are still involved in day-to-day operations. We have built our business entirely on referrals and repeat customers — a reputation that only comes from doing quality work over many years.
Are you licensed and insured?
Yes. IWC Roofing holds all required Utah contractor licenses and carries full general liability insurance and workers' compensation coverage. We can provide proof of insurance and licensing upon request. We strongly recommend verifying insurance and licensing for any contractor you hire — a company without coverage can leave you liable for accidents on your property.
What is the Owens Corning Platinum Preferred Contractor certification?
The Owens Corning Platinum Preferred Contractor designation is the highest certification level awarded by Owens Corning. IWC is 1 of only 4 Platinum Preferred Contractors in all of Utah. To maintain this certification, our installations are subject to random quality control inspections by Owens Corning representatives. It means our workmanship meets the highest industry standards — and it qualifies your new roof for the enhanced Owens Corning warranty that covers both materials AND labor.
What awards and certifications does IWC Roofing have?
IWC holds the Owens Corning Platinum Preferred Contractor designation — the highest level, held by only 4 contractors in Utah. We have earned an A+ rating from the Better Business Bureau (BBB), and have received the Angi Super Service Award for 8 consecutive years. We are also a Top Pro on Thumbtack. These recognitions reflect our consistent commitment to quality workmanship and customer service.
How do I know I can trust IWC Roofing?
Trust comes from a track record. IWC has over 1,200 five-star Google reviews from verified Utah homeowners. We have an A+ BBB rating, 8 years of Angi Super Service Awards, and the Owens Corning Platinum Preferred Contractor certification. We are a family-owned business that has operated in Utah for 25+ years — we are your neighbors. Our work comes with manufacturer-backed warranties, not just contractor promises.
What is your BBB rating?
IWC Roofing holds an A+ rating with the Better Business Bureau, which is the highest possible rating. The BBB A+ rating reflects our track record of resolving any customer concerns promptly and our commitment to ethical business practices. You can verify our rating directly at bbb.org.
Maintenance & Repairs
Maintenance & Repairs
How do I know when I need a new roof vs. a repair?
A repair is typically appropriate when: damage is isolated to a small section (under 30% of the roof), the roof is less than 15 years old, and the surrounding shingles are still in good condition. A full replacement is usually better when: the roof is 20+ years old, granule loss is widespread, multiple leaks have occurred, or the cost of repairs approaches 30–40% of a replacement. We will give you an honest assessment — sometimes a repair is the right call.
Do you do roof repairs or only full replacements?
We do both. We offer roof repairs for isolated damage — missing shingles, flashing failures, small leak areas — as well as full replacements. If your roof is newer and in otherwise good shape, a targeted repair is often the right answer. We will inspect your roof and give you an honest recommendation rather than automatically pushing for a full replacement.
How often should I have my roof inspected?
We recommend a professional roof inspection every 3–5 years, and after any significant hailstorm or wind event (40+ mph gusts). Early detection of small issues — loose flashing, cracked caulk, granule loss in valleys — prevents them from becoming expensive problems. Annual gutters cleaning and clearing debris from the roof will also extend its life.
What are the signs that my roof needs to be replaced?
Key warning signs include: shingles that are curling, cupping, or cracking; dark streaks from algae growth; bald spots where granules have worn off; moss or lichen growth; visible daylight in the attic; water stains on interior ceilings; sagging sections of the roofline; and granules accumulating in gutters. If your roof is 20–25 years old and showing any of these signs, it is likely time to plan for replacement.
Can you repair a flat or low-slope roof?
Yes. We install and repair flat and low-slope roofing systems including TPO (thermoplastic polyolefin) and EPDM (rubber membrane) — the two most common commercial and residential flat roof materials. These systems require a different installation approach than pitched shingle roofs. If you have a flat roof section on a home addition, garage, or commercial building, contact us for an assessment.
How can I extend the life of my current roof?
The most effective ways to extend roof life are: keep gutters clean so water drains properly, trim overhanging tree branches that deposit debris and hold moisture, ensure proper attic ventilation to prevent heat and moisture buildup from below, address any small repairs promptly before they grow, and remove heavy snow accumulation after major storms. A well-maintained roof can outlast its rated lifespan by 5–10 years.
What should I do if my roof is leaking right now?
Place containers to catch water, move valuables away from the affected area, and call us immediately at 801-232-5690. We provide emergency response to secure your home and prevent further damage. Do not go on the roof yourself.
Do you provide emergency tarping?
Yes, we provide emergency tarping services to protect your home from further water damage while we plan and schedule the permanent repair or replacement.
